When you're selling a home you may find it doesn't go as fast as you think it should. To help, here are 3 tips to make selling a property easier.
Has your house been on the market for several months now, and you are starting to get antsy?
Are you absolutely dying to put a competitive offer on a new house, but you can’t until you sell your house?
Selling a property can be stressful and challenging, but you can increase the odds with a few simple steps.
As consumer confidence grows in the United States, homes are selling and values are rising. According to the latest figures, home prices in the state of Nebraska increased 3.34% from the prior year.
A Great Real Estate Agent is the Key to Selling a Property
First things first, find a great real estate agent in your local market. Your realtor will provide an accurate market valuation for your home, guide you through the process, and hire a photographer to take attractive pictures to advertise online.
Most importantly, your realtor will give an honest assessment of your property and tell you which areas need to be spruced up or improved upon.
Online Appeal is the New First Impression
Just a few decades ago, homes were primarily advertised in the classifieds or free magazines outside the supermarket. A small picture, possibly black and white, was a buyer’s first look at a home.
Next, prospective buyers would drive by a home to see what it looks like in person.
Those days are long gone. Buyers now browse through dozens of high-definition pictures, research comparable sales, and pour over detailed technical characteristics on a computer or tablet.
The stats back it up -- roughly 90% of shoppers use the internet to search for their new home.
Selling a property quickly is highly dependent on your online game.
Time to Stage Your Home
There is a laundry list of chores that you will likely need to do before you are ready for showings.
First, and perhaps most important to a successful showing, you need to declutter your home. Open, spacious floor plans are all the rage and giving off this appearance is critical.
It would be prudent to rent a storage unit and temporarily relocate bulky decorations, large toys, and other items that unnecessarily take up space.
This goes hand in hand with the next step. Optimize the use of your closets, even producing an optical illusion that it is bigger than it really is. Use a storage space for clothes that are out of season and other items of less importance.
There are a few things that send prospective buyers running for the hills.
For example, eliminate bad odors and invest in a few air fresheners. A common turn-off for buyers is walking in and getting a nasty whiff.
Another tip is to remove personal items.
Prospective buyers want to envision themselves in the home and find this difficult when family photos are littered throughout. Box these items up and get a jump start on moving day.
It All Boils Down to Pricing
At the end of the day, your home will not sell if it is not priced competitively. If you have done all the right things, but your home still has not sold, it is likely overpriced.
