I'm sure you've heard the saying location location location. This is true and is essential when you're considering where you're going to live, however when it comes to selling your home location cannot be changed but is still a huge factor on the value of your home. This is why location is one of the four things that matter.
Now the second area of concern is your marketing. When anyone wants to go to sell their home they have to market their home to get it in front of as many people as possible. Your main source of marketing is going to be through a realtor so choosing the right realtor is essential to getting maximum amount of exposure. So when interviewing realtors you want to make sure you understand in detail what that Realtor is going to do to market your home and get it out in front of the general public.
Now the last two areas of concern or areas that you as the seller have control over before you even sell the home. The first of these is condition.
Condition can effectively make or break a property. For example, all other areas can be correct but if you do not have the condition of your property correct it can be a game changer in getting your home sold. That is why it is essential to have a Realtor competent enough to walk you through the process of repairing and staging your home. The last concern and really what it all comes down to when trying to get your home sold his price. Just like with condition everything else can be correct and if you are priced too high you will never sell your home. Now here is where the expertise of the realtor comes into play. A Realtors role is to analyze the market and see how buyers are buying and then educate and inform the sellers on what it is going to take to get there home sold. In regards to price and condition there is an ebon flow a balancing act if you will of finding at what condition and at what price can we get the highest dollar for your home. And we have done just that! Last year our listing to sell price ratio was 99% and we sold those homes under 22 days on the market. Compared to the average ratio of 97% and a 55 days on market. So in general we can save you up to 2% when you sell your home with us. And in addition to that we sold over 80 homes where the average agent only sells 8 to 10 homes a year.
