Why You Should Not Sell Your Own Home
The thought probably occurred to you that you could sell your own home. Think again. Here's how not using an agent can backfire big time.
Are you debating whether to sell your own home or use an agent?
If so, we're here to tell you that the debate is over. It is always smarter to hire an agent to sell your own home.
But doesn't hiring an agent cost money? Plus how hard can it be to sell on your own?
Yes, hiring an agent will cost, but for a very good reason. They are experts who know what they're doing and can get you the best deal.
Not to mention, selling on your own is no cake walk.
Read this article to learn why it is not a good idea to sell your own home.
1. It Will Cost You
Think selling on your own is cheaper?
Real estate agents are expert negotiators. They know how to negotiate closing costs, sales prices, and even repair costs.
Run into a buyer who is more well-versed in this arena, and you could potentially lose thousands.
Hiring an agent also saves you from wasting money advertising in the wrong places. A good agent knows exactly where and how to advertise and market your home so not a dollar is wasted with these efforts.
2. Less Resources
Real estate agents have access to the Multiple Listing Services (MLS).
This is an online listing platform that only licensed agents have access to. It gives your home exposure both locally and across the country.
And considering 80 percent of home buyers are searching online, this is a very useful service to have.
Sell your home on your own, and you have no way of gaining access to this service.
Also, real estate agents who have been in the business for awhile have a lot of contacts and referrals that you don't. They are constantly in contact with others who are looking to buy or know someone who is looking to buy.
Not to mention, buyers' agents are far less likely to show their clients a home that is FSBO. Reduction in commission and difficulty in dealings usually makes buyers' agents steer clear.
3. Legal Chaos
Selling your own home could easily lead to a tangled web of legal chaos.
Are you really comfortable navigating this on your own?
Hiring an agent means you have someone every step of the way to help you navigate all of the legal requirements and documents.
4. Marketing Savvy
Sometimes, the smallest of touch-ups can make your home ten times more marketable.
But do you know what these are?
Hiring an agent will mean you have an expert eye who can pick out what improvements you need to do to make your home more marketable.
Even if you think the real estate market is something you can get a grip on pretty fast, do you really have the time to learn the ins and outs of what it takes to sell your own home?
Selling means you are also looking into buying or renting somewhere else. Wouldn't you rather focus your energy into that and have some peace of mind knowing that you are in good hands with a professional agent who will take care of all of the selling details for you?
Sell Your Own Home: Bottom Line
Hopefully, you are now convinced that hiring an agent for selling your home is the way to go.
